Jones Lang LaSalle Markets MetroPark's Only LEED Silver Certified Office Building Posted By Betsy Kraat

PARSIPPANY--LaSalle Investment Management, an independent subsidiary of Jones Lang LaSalle, recently announced that it has achieved Leadership in Energy and Environmental Design (LEED) Silver certification for Existing Buildings: Operations & Maintenance from the U.S. Green Building Council (USGBC) at 333 Thornall St. in MetroPark, NJ.

The building, known as Metroview, is exclusively leased by Jones Lang LaSalle and is the only multi-tenanted building in MetroPark to achieve LEED Silver certification under the Existing Building standard. It is also the first property owned by LaSalle Investment Management in New Jersey to achieve LEED certification.

Certification for Existing Buildings helps building owners and operators maximize operational efficiency while minimizing environmental impact, addressing whole-building cleaning and maintenance issues, including chemical, water and energy use, exterior maintenance programs and systems upgrades.

At Metroview, LaSalle Investment Management was able to reduce overall energy usage by sub-metering tenant spaces, shutting off non-essential lights during the nights and weekends and replacing mercury-powered lights in outside parking structures with more environmentally friendly bulbs. LaSalle Investment Management also installed low-flow water fixtures throughout the building's bathrooms and kitchens.

With the help of the on-site property management performed by Kwartler Associates, Metroview now employs a green cleaning program that uses no harsh chemicals, such as ammonia or bleach. Tenants have also been taking part in a recycling program that separates paper, metals and plastic at the office building, as well as a monthly lunch and learn series that teaches them how to carry the theme of sustainability into their homes.

LaSalle Investment Management pursued certification at Metroview as a way to set it apart from other MetroPark buildings, none of which have achieved LEED certification. While the initial investment for refurbishing the building to achieve Silver certification was considerable, the cost savings to the tenants will be noticeable immediately, by way of reduced energy bills.

Metroview is located less than half a mile from MetroPark Train Station in Edison, NJ, and in close proximity to the Garden State Parkway. The building has suites ranging in size from 2,500 sf to 51,000 sf available for lease.
