BEDMINSTER, N.J.--Advance Realty Group has reaffirmed its industry leadership position by launching an energy conservation program that should lead to annual savings of 5 to 17 percent in energy consumption and an enhanced tenant experience.
To initiate the program, the company has hired GSH Group, an international provider of facilities and energy management solutions, to ensure the efficient operation of building equipment and systems through a comprehensive preventative maintenance program. GSH Group will initially work with the following buildings within Advance's 4.5 million-sf portfolio:
- One Gateway Center, Newark, N.J. (mixed-use urban high-rise office building)
- 1400-1430 and 1545 Route 206, Bedminster, N.J. (four suburban office buildings)
- Metro East Business Campus, Landover, Md. (nine suburban office buildings)
Within this program, the GSH Group will evaluate all building systems and perform an analysis to formally assess needs, deficiencies and other energy related issues before making recommendations to Advance Realty. In addition to the energy savings and enhanced tenant experience, other expected program benefits include:
- Increase productivity of site teams - GSH has developed sophisticated planning methods to maximize the productive utilization of the contract-dedicated staff
- Better equipment reliability - equipment downtime will be reduced through increased staff training on troubleshooting techniques, and increased preventative maintenance
- Increased tenant satisfaction through better comfort conditions, and enhanced service levels
- Implementation of a fully computerized maintenance management system (CMMS)
- Advanced training programs that will result in reduced job time and overtime; and reduced need for supplemental labor or subcontractors
