SJP Properties Seeks LEED Certification For 1.6 Million SF Of Development By Betsy Kraat

PARSIPPANY--SJP Properties Chairman & Founder Steven J. Pozycki has announced the company will seek LEED certification for its two Class-A office towers on both sides of the Hudson River--­its flagship 11 Times Square in New York City, which is currently under construction, and Waterfront Corporate Center III in Hoboken.

Leadership in Energy and Environmental Design (LEED) certification from the U.S. Green Building Council is the nationally accepted benchmark for the design, construction and operation of
high-performance green buildings.

Together, 11 Times Square and Waterfront Corporate Center III comprise over 1.6 million sf of environmentally responsible commercial and retail development. Both 11 Times Square and Waterfront Corporate Center III will be high performance, energy efficient and environmentally responsible
developments, which utilize sustainable and renewable resources, minimize environmental waste and pollution, optimize indoor air quality, and seek to reduce or eliminate VOC emitting materials. Both projects are intended to achieve U.S. Green Building Council's Certification.

Environmental features for 11 Times Square include:

* Building systems designed for high-performance and energy efficiency to reduce energy consumption;

* A sophisticated Building Management System (BMS) to control and monitor mechanical systems;

* Systems for outside intake monitoring and increased air filtration from higher elevations on the tower that will provide 30 percent more outdoor air than required by ASHRAE standards;

* Exterior sunshades or silk screened fritted glass to reduce interior glare and improve thermal comfort;

* A storm water detention and filtration system to reduce site runoff and to re-use water collected in order to re-charge the cooling tower; and

* Low consumption plumbing fixtures to reduce the building's water usage by over 30 percent.

Some of the Environmental features for Waterfront Corporate Center III include:

* State of-the-art technology, high-efficiency, low-energy air conditioning equipment utilizing environmentally friendly refrigerant gases reducing ozone depletion and global warming, and heat recovery;

* Systems for outside intake monitoring and increased air filtration from the top of the building will provide 30 percent more outdoor air than required by ASHRAE standards;

* Low-energy light fixtures that adjust to sunlight as well as implementing the use of lighting controls;

* Low-flow plumbing fixtures limiting water consumption;

* Low night light levels reducing night time sky pollution;

* Recycled material integrated into the construction.

* Preferred parking for low emission and fuel efficient vehicles
